New York City Residential Zoning R5

R5 districts allow for many different types of housing—including apartment buildings. All lots must have a front yard of at least ten feet deep that must also be as deep as a neighboring front yard. Rear yards must be at least thirty feet deep and at least eighty-five percent of the dwelling units must have off-street parking spaces.

Detached houses in this zone must have a lot width of at least forty feet and a lot area of at least 3,800 square feet. The two required side yards must each be at least five feet wide and they must total at least thirteen feet.

Other types of housing in an R5 district must have a lot width of at least eighteen feet and a lot area of at least 1,700 square feet. One side yard of at least eight feet is required for these lots.

R5 zoning districts can only be found on Staten Island’s North Shore and Mid-Island sections. A good example would be the housing to the west of Stapleton’s P.S. 14 and Stapleton Playground, below Broad Street.
