New York City Residential Zoning Code R 1-1
Zoning in R1-1 districts allows for a minimum lot width of 100 feet. The minimum square footage allowed is 9,500. Due to this, each lot allows for a large, single-family detached house.
The depth of the front yard must be at least twenty feet, while the rear yard must be at least thirty feet. The two side yards for R1-1 zoning must equal at least thirty-five feet, with each being at least fifteen feet wide. One off-street parking space is required for this type of zoning.
This type of zoning can be found all over Staten Island. A good example of R1-1 zoning would be in Staten Island’s most exclusive neighborhoods: Todt Hill.
