New York City Residential Zone R3A
Zoning districts classified as being R3-A allow for single- and two-family detached houses. The minimum lot width for these houses is twenty-five feet, while the minimum lot area must be 2,375 square feet. While the front yard of these houses must be at least ten feet deep, they must also be as deep as the neighboring front yards. The rear yard of these lots must be at least thirty feet and the two required side yards must total at least eight feet wide. One off-street parking space is required for these homes.
