New York City Residential Zoning R4
R4 zoning allows for every type of house. Each lot must have a front yard that is at least ten feet deep and is as deep as a neighboring yard. The rear yard must be at least thirty feet. All lots require one off-street parking space.
Detached houses must have a lot width of at least forty feet and a lot area of at least 3,800 square feet. Two side yards are required to be at least five feet and they must equal at least thirteen feet.
Any other type of house must have a lot width of at least eighteen feet and a lot area of at least 1,700 square feet. These houses must have one side yard that is at least eight feet wide.
R4 zoning districts can be found in Staten Island’s North Shore and Mid-Island sections. Staten Island’s Curtis High School in St. George is within an R4 zoning district.
