New York City Residential Zoning R4A
One- and two-family detached houses are the only types of residences allowed in R4A districts. The lot width of each must be at least thirty feet, while the lot area must be at least 2,850 square feet. The front yard must be at least ten feet deep and as deep as a neighboring yard, while the rear yard must be at least thirty feet deep. Two side yards are required to be at least two feet wide each, and they must equal at least ten feet. A width of eight feet is required between two houses and one parking space is required for each.
R4A zoning is very uncommon on Staten Island. The only place you can find this type of zoning is below the eastern end of Hylan Boulevard.
