6 over 6 in Great Kills, Staten IslandIn the late 1950's with the advent of the hi-ranch style home saw its mark being made on Staten Island. It was a time that tract building took over the new construction scene here. It was also a time that saw the first 6 over 6 hi-ranch homes. However, they were never built mass and while many hi-ranch homes exist on Staten Island finding these types of two family homes. (Pictured left)

As a matter of fact, we're seeing quite a bit of new construction 6 over 6 homes in the last couple of years. Demand for these two family homes seems to be peaking, surprisingly enough most people who inquire about them are families who want to keep an equally split with the mortgage payment, as each person can enjoy the same amount of living space in the home. Purchase prices on these two family homes usually come at a premium, due to their limited supply.

Many of these two family homes come in a typical high-ranch style, with all the homes primary living space on one level. Additionally, most of these two family homes come with a basement. That's not always the case, but most of the time it is. Typically high ranch homes that are abundant here rest on slabs.Typical Ranch Home in Huguenot (pictured below right)

Where on State Island do you find higher concentrations of 6 over 6 two family homes? One of the larger concentrations of this type of home can be found in communities like Bay Terrace, New Dorp, Great Kills, and Eltingville. To a lesser degree, New Springville, Bulls Head, and Westerleigh features these homes as well. That's not to say they don't exist in other neighborhood's around Staten Island.
