We have written about this house a few times now, but it seems nobody has grasped just how wonderful it is. A few months ago, we informed you of a price reduction on 44 Comfort Court, making is $639,000. It must not have been correctly updated to the website, though, since nobody could see how much of a bargain that was. Well now, the price has been reduced to $599,000. If there's anything better than a bargain, this is it.
You've heard the story: it's a Side-Hall Colonial in the neighborhood of Huguenot. Perhaps we didn't emphasize the grandness of this house, though. 44 Comfort Court is located on a private cul-de-sac, just off of Amboy Road. The location of the house is possibly as wonderful as the house, itself. You're right by a number of places to shop, in addition to the many eateries in the area. Right by Huguenot Avenue, you have the Huguenot train station, which is just below the Richmond Parkway. This fact, along with the number of buses in the area, just point out how easy getting around will be.
The house itself is astonishing. In front of the house, you will find a wide driveway leading to a garage door. Next to the driveway is a staircase, which turns at a right angle to lead you to the front door. Once you enter the house, you will find yourself in a spectacular two-story entry foyer. Here, you are graced with natural light coming through the half-moon window. Further into the house, you will find your typical first-floor rooms. However, these rooms are anything but typical. You will find that the walls of this floor have been tastefully painted with a color scheme which made it easy to find matching furniture. The living room and dining room combination is quite comfortable, with hardwood flooring. The powder room has a privacy window and a country-style feel to it. When you get to the eat-in kitchen, your jaw will certainly drop. You will find glorious cherry wood cabinets, which extend all the way to the ceiling and surround the spotless, stainless steel appliances you will be getting with the home. The last room on this floor is the expansive family room, where you will find a luxurious gas fireplace. From here, you can walk through the sliding doors, where you will be led to the multi-level composite deck. Here, you will a large pool and enough room to host a large party.
As you make your way to the second floor, you will find yourself standing on gleaming hardwood flooring in front of two huge bedrooms, which each have an excess of closet space. Across from these rooms is the house's full bathroom. Just past here, you have the master bedroom-get ready for your jaw to drop again. In the enormous room, you will find a lovely walk-in-closet, but get ready for the pure brilliance of this room: the master bedroom has its own private master bedroom. The magnificence of this area is just too great for words-you'd have to see it for yourself.
Once you have finished your tour of the second floor, you may think that you have seen it all. If that's the case, you have probably forgotten that you had to walk up a flight of stairs to get into the house. Descending the staircase back down to the first floor, you will see that there is yet another set of stairs leading down. Once down these stairs, you will find yourself in the basement. This full-sized basement has been fully finished with a half-bathroom and a laundry room. On this level, you may realize that the basement looks much larger than it should be. That is because a portion of the garage was taken to add to the already-enormous basement. If you would like to leave it this way, the basement would be great for a recreational room. If you would like to return the garage to its original size, which can be done quite easily, it will still be large enough for however you choose to decorate it.

We've already told you about the facilities in the vicinity of the house; however, to show you just how great this house is, we will go into more detail. Just above the house, outside of the cul-de-sac, you will find the Huguenot Train Station, which is surrounded by the shops we spoke of above. Above here is the Richmond Parkway, where you can get through Staten Island much faster. Just below the house, on Amboy Road, you can take the local s55 to points between the neighborhood of Rossville and the Staten Island Mall. Likewise, you can go west to Huguenot Avenue to get to the x23 bus stop, where you can take the express bus over the Goethals Bridge and into Midtown Manhattan.
There are a great number of schools in the area; most of which are within walking distance from the house. Some of the public schools in the area are P.S. 5, at 348 Deisius Street; I.S. 7, at 1270 Huguenot Avenue; and Tottenville High School, at 100 Luten Avenue. Our Lady Star of the Sea, at 5411 Amboy Road; the St. Joseph/St. Thomas School, at 50 Maguire Avenue; and St. Joseph by the Sea High School, at 5150 Hylan Boulevard, are just a few of the Catholic schools in the area. In addition to these, there are a handful of private schools, including the Eltingville Lutheran School, at 300 Genesee Ave.; Gateway Academy, at 200 Boscombe Avenue; and Yeshiva of Staten Island, at 1870 Drumgoole Road East.
